This survey is specifically designed for clients who are either in the process of buying or selling a property and seek a damp survey to facilitate the transaction. It can serve two primary purposes: Firstly, it can complement a home buyer's report, addressing any dampness highlighted therein. Alternatively, it can be independently instructed to comprehensively investigate damp issues, offering a detailed assessment of the property. This comprehensive approach aims to provide peace of mind to both buyers and sellers, ensuring informed decisions prior to purchase.
This survey builds on our Full Damp and Timber / Pre-Purchase Survey options but goes a step further by including carefully targeted invasive investigations.
Most damp or homebuyer surveys are non-invasive by nature—either because the client requires a report without causing damage, or because the property is not yet owned by the client. While this approach avoids disruption, it can also limit the depth of investigation and, in some cases, the accuracy of the advice provided.
Our Invasive Damp & Timber Survey allows us, with your permission, to carry out more detailed inspections. This may include lifting fitted floor finishes, removing small areas of wall plaster, or drilling discreet holes in walls. By doing so, we can explore underlying issues in greater depth and provide more reliable, evidence-based solutions to address damp and timber problems at their source.
The cost of this survey is variable, depending on the size of the property, the areas requiring investigation, and whether the property is currently owned and accessible to the client. A tailored price can be provided on request.
